Flat garage roofs are a common job
Flat roofs on garages and extensions have a harder life than they look. Water does not run off as freely as it does on a pitched roof, so the covering takes constant punishment and tends to be the first thing to fail. Replacing one is a common and usually straightforward job, but the cost still depends on several things.
What affects the price
The size of the roof is the obvious one, but the covering you choose matters just as much. Felt is the traditional option and the cheapest, while modern single-ply membranes such as EPDM rubber and fibreglass (GRP) cost more but typically last longer and need less upkeep.
The condition of the timber deck underneath also counts. If the old roof has been leaking, the boards beneath may be soft and need replacing before the new covering goes on. Access, disposal of the old material and any new trims or edgings all feed into the total too.
Getting a fair quote
Because the deck condition is often hidden until the old covering comes off, the most honest quotes allow for checking and, if needed, replacing it. Be wary of a price that seems far lower than the rest, it may not include the groundwork that makes the new roof last.
