Why there is no single price
Replacing a tiled roof is a significant job, and the cost varies widely from house to house. Rather than quote a figure that could mislead you, it is more useful to understand what drives the price, so you can judge a quote sensibly when you get one.
What drives the cost
The main factors are the size and pitch of the roof, the tile or slate you choose, how complex the roof is, with valleys, dormers and chimneys all adding work, and the condition of what is underneath. If battens, felt or timbers need replacing, or scaffolding is needed for access, that adds to the total.
Stripping and disposing of the old covering, and any repairs to the structure once it is exposed, also feed into the price. A simple, accessible roof costs far less to re-cover than a steep, cut-up roof with lots of detailing.
Why repair often comes first
A full replacement is not always the right starting point. Many roofs that look tired need targeted repairs, re-bedded ridges, new flashings, a batch of replaced tiles, rather than a complete re-cover, and that can add years of life for a fraction of the cost.
The sensible approach is to have the roof assessed honestly first. We will tell you whether repairs will do the job or whether replacement genuinely makes more sense, and give you a clear, written quote for whichever is right. Ask us for a free, no-obligation look.
